Google Ads for Birmingham heating engineers and plumbers in winter
Breakdowns, boiler services, landlord checks and the Gas Safe line in the ad
Boiler breakdown, service and landlord check searches in a Birmingham winter, what an ad may say about Gas Safe, and the campaigns to split them into.
Written by Daniel Stoychev, who runs the accounts · 3 November 2026 · about 8 minutes

From the first cold week a Birmingham heating engineer's searches split three ways: breakdowns typed on a phone by someone with no heat tonight, planned work such as boiler services and landlord gas safety checks typed from a desk, and information searches about pressure, error codes and the smell of gas that never become a paid job. Run the first two as separate campaigns with their own hours and budgets, keep the third out with negatives, and put Gas Safe in the ad only under the trading name the Register holds for the business. Someone searching that they can smell gas needs the national gas emergency line, not an advert.
Three kinds of winter search, and the ones to exclude
| Search | Who types it, and when | What it is worth | Where it goes |
|---|---|---|---|
| boiler repair near me, no heating erdington, boiler engineer today | A householder with no heat, on a phone, early morning and evening in the first cold days | A job today, if you answer | Breakdown campaign: call asset, the hours you answer, a radius you can reach the same day |
| boiler service birmingham, landlord gas safety certificate, gas safety check | Landlords, letting agents and organised homeowners, from a desk in working hours | Planned work that fills the quiet weeks | Planned campaign: form and call, a wider radius |
| new boiler, combi boiler replacement, boiler installation quote | A householder whose old boiler cannot be saved, comparing | The largest job, decided over days | Installation campaign or ad group, judged over weeks |
| boiler pressure low, boiler error code, how to bleed a radiator, boiler manual | A householder trying to fix it | Nothing, most of the time | Negatives |
| smell gas, gas leak | Someone at risk | Not a sale | Negatives: the national gas emergency line is the answer |
| gas safe course, how to become gas safe, plumbing apprenticeship | The trade and people entering it | Nothing | Negatives |
The second row is the one most heating accounts underfund in winter, because the first row is noisier. HSE's guidance for landlords says gas appliances in a let home must be safety checked every 12 months by a Gas Safe registered engineer, with a copy of the record given to existing tenants within 28 days and to new tenants before they move in. The duty comes round every year for every let home, and a landlord or agent who finds an engineer they trust tends to rebook rather than search again, so this campaign builds a list rather than a day's work.
What the ad may say about Gas Safe
Gas work in Great Britain falls under the Gas Safety (Installation and Use) Regulations 1998, and HSE's guidance is that a gas engineering business must be on the Gas Safe Register to do that work legally. Gas Safe registered is therefore a fact a customer is entitled to check, and the Register's own published policies decide how it may appear in an advert.
- Only a registered business may display the Gas Safe Register brand or a Gas Safe registration number, and only with its registered trading name. The Register's Brand Enforcement Policy of February 2026 says so, and it counts websites, adverts, social media and online directories as advertising material.
- The name in the ad should be the name on the Register. The Registration Policy of February 2026 says the registered trading name should appear on all promotional material, advertisements and websites included, and that it is the only name a business may associate with the brand. If the van says one name, the Google Business Profile another and the Register a third, start with the ad.
- The trademark stays out of the business name. The Brand Enforcement Policy says new businesses will not be permitted to register with trading names that include the Register's trademark terms, such as Gas Safe.
- Advertise only the work the engineers' cards cover. The Registration Policy describes each engineer's licence card as listing the categories of gas work they are qualified for, with start and end dates, and customers can check a business on the Register's own website. An ad for gas fires from a business whose cards cover boilers alone is a claim the customer can disprove in a minute.
- A plumber who is not registered can still advertise wet work. HSE's landlord guidance says a non-registered person may install the water pipes and radiators of a heating system, but any work on the gas boiler itself, and the final connection of the pipework to it, must be done by a Gas Safe registered engineer. That plumber's account carries boiler as a negative, not a keyword.
Building the winter account
- A breakdown campaign with the ad schedule set to the hours somebody answers, bid up on the early mornings and evenings when heating fails, a radius drawn from where the van can be the same day, and a call asset on every ad. A click that reaches voicemail on a cold morning goes to the next engineer on the page.
- A planned campaign for services and landlord checks, in working hours, with a form beside the number and a wider radius, because an agent managing student houses in Selly Oak and flats in the city centre books for addresses across the city, not one street.
- An installation campaign or ad group for new boilers, landing on a page that explains how a quote is done, judged over weeks rather than days.
- One shared negative list for all three: the DIY and error-code words, the trade and training words, the smell-of-gas searches, and the West Midlands places outside your patch.
- Separate budgets, so the first cold snap does not spend the planned campaign's money on breakdowns by Wednesday, and a quiet week does not leave the breakdown campaign short on the morning the temperature drops.
Cold snaps and the budget
Breakdown searches move with the weather, so in a cold week that campaign's budget is read daily rather than monthly. If it shows as limited by budget on the cold mornings, move money across from installations for that week, where a day's delay costs little, rather than raising everything at once. When the cold passes, move it back. The planned campaign is left alone through all of this, because it is the one that keeps the diary full in March, when the breakdowns stop.
Local Services Ads for Birmingham heating engineers
Google's help for the United Kingdom lists plumbers and HVAC among the categories that can run Local Services Ads, which are paid per lead rather than per click and carry the Google Verified badge once a business passes Google's screening. Its UK screening page lists the same three checks for both trades: a business check, public liability insurance, and a country-level licence where local law requires one. It does not name Gas Safe, but for gas work that registration is the licence the law requires, so have it ready. Google has also announced that Local Services Ads campaigns will move into a pay-per-lead form of Performance Max, with accounts outside the United States moving in 2027. For an engineer already running them, they are a separate line in the report beside the search campaigns, not a replacement for them.
Reading the numbers in a cold week
Leads do not appear in Google Ads the moment they happen. On a removals company's account in October 2026 a conversion timed at midday showed up at 18:40, after the owner had asked whether tracking was broken, so a breakdown campaign is read the next morning, not at lunchtime on its busiest day. At month end the question is the one every trade account comes back to: of the calls over a minute, which became jobs, and which of those jobs were installations that began as a breakdown call. That last link is why a breakdown campaign is often worth more than its own repair jobs suggest.
Our trades page explains how we run accounts for Birmingham plumbers and heating engineers, and the Google Ads management page covers the weekly work and the report. Send your postcodes, the hours you answer and whether you do gas work through the quote form, and the reply says what a breakdown click costs in your patch.
Follow-up questions
Can a heating engineer put Gas Safe registered in a Google ad?
Yes, if the business is on the Register, and only with the trading name the Register holds. The Register's Brand Enforcement Policy limits its brand and registration numbers to registered businesses and their registered names.
Should I bid on smell gas or gas leak searches?
No. Someone who smells gas needs the national gas emergency line, which is where HSE and the Register send them. Add those searches as negatives.
Can a plumber who is not Gas Safe registered advertise heating work?
Wet work only. HSE says a non-registered person may install the pipes and radiators of a heating system, but work on the gas boiler and its final connection must be done by a registered engineer.
Are landlord gas safety checks worth a campaign of their own?
Usually. HSE requires the check every 12 months in a let home, by a Gas Safe registered engineer, so the work comes back each year, and it is booked from a desk in working hours, which suits a separate planned campaign.
Can Birmingham heating engineers use Local Services Ads?
Google's UK help lists plumbers and HVAC as eligible, paid per lead, with the Google Verified badge after screening. Google has said these campaigns move into a pay-per-lead form of Performance Max, outside the US in 2027.
Why do boiler leads show up in Google Ads hours late?
Conversions can reach the account hours after the enquiry itself. Read a busy day the next morning, and say none reported yet rather than none.
